The research addresses the phenomenon of gentrification in this area, where residential spaces have been displaced by commercial and tourist uses, such as temporary housing, hotels, and night entertainment venues. This process has increased the demand for complementary services, affecting the original residential dynamics. The study proposes land use regulation to counteract gentrification and encourage the reintegration of displaced residents. This includes implementing a mix of residential and commercial uses, promoting greater urban cohesion and a more balanced development. The study's main objective is to develop urban planning strategies that facilitate the recovery of residential use in the affected area. The methodology is based on a strategic diagnosis that was conducted to evaluate the current state of the area and the most critical problems. Among the proposals, creating green spaces, recreation areas, rest areas, public parking, reducing space for vehicles, and prioritizing pedestrians stand out. These measures present a more sustainable and balanced development, integrating residents into a mixed and diversified urban environment.
